Some small scale developments can be carried out without having to obtain planning
permission. The rules are complicated, but the Government’s Planning Portal provides
a wide range of information and advice for householders and businesses, including
whether Planning Permission and/or Building Regulations approval is needed before
development can be carried out.
Before visiting the Planning Portal you need to check whether there are any local
constraints on your property. These are planning requirements that are property or
area specific and can be summed up as:-
- Buildings of architectural or historic interest;
- Conservation areas;
- A planning condition which restricts or removes 'permitted development' rights.
